What Is A Rooftop Deck?

Rooftop deck is considered the foundation of a roofing system. More commonly, people refer to this flat surface as an open outdoor space that is used as a terrace or sundeck. The materials used for this luxurious feature include steel, concrete, cement or wood.

What Does The Rooftop Construction Process Look Like?

The construction of a rooftop deck is very similar to building a normal deck over land. Rooftop decks are often referred as “floating” because they are not built as one structure, they are installed on top of another structure.

Rooftop decks make a beautiful addition to your home. It also makes the perfect place to have your morning cup of coffee, longue and read a book, or watch the sunset go down. These decks are becoming more and more popular and something prospective homebuyers want to see. If you are in the market to sell your home or you want to add this luxurious feature, LimakWay can help make your dreams come true.

Before construction can take place, our experienced contractors will assess your property and roof to make sure your home can handle this addition properly. First, they will see if the roof is capable to support 55 pounds per square foot. Next, a watertight EPMD rubber membrane will need to be installed over the top of the roof deck for protection against water accumulation and debris. Then, flat 2×6’s or “sleepers” will need to be installed every 16 inches on top of the surface. This step will provide a nice and strong surface for the deck.

Cleaning And Membrane Maintenance

Prior to building, cleaning and maintenance work of the membrane below the deck is highly encouraged. The construction of the deck panels should make it easy to lift with minimal effort or damage. The surface below the roof should be thoroughly cleaned and inspected throughout the construction process. This will ensure that your roof is installed properly and prevent any harmful damages.

Depending on what type of roof you have will influence which method our contractors will use to build your rooftop deck. For example, if you envisioned your rooftop deck to have several levels, special attention will be needed to make sure all levels are supported and attached to one another. In some cases, blocking below the frame may need to be installed to give the upper deck support and a solid attachment between surfaces. However, any multi-level deck will be approached with delicate care and the right equipment to construct a steady and smooth deck.

The type of membrane your roof has plays a large roll on how our contractors can address this project. In addition to the type of roofing membrane, they will review your roof’s overall condition, corrosion of fasteners and interior humidity. Most commonly, the types of roofing systems include the following:

  • Steel
  • Wood sheathing
  • Concrete
  • Gypsum
  • Cementitious wood fiber
  • Composite decks
  • Thermoset

What Do Contractors Look For?

Before our contractors can begin, they will evaluate your property to make sure it is durable and up to code. For a general scope, these are a few reasons why they assess your roof:

  • 1. Roof’s condition – First and foremost, our contractors will evaluate your roof’s current state. They will look for any damages, detachments, corrodes or hazards before construction can take place.
  • 2. Durability – Is your roof strong enough to handle a heavier roofing membrane? Depending on how old your property is, a specific material will be used to accommodate and strengthen the roofs durability.
  • 3. Removal – If your existing roof needs to be removed to accommodate building plans, will these changes interfere with door or window accessibility? Depending on your roof’s current state, remodeling may be necessary in order to complete this project. Springwater real estate

Does Adding A Rooftop Deck Add Value To My Property?

Rooftop decks are becoming a very popular amenity among households. Outdoor space is a necessary and wanted feature by homeowners. In certain markets, rooftop decks are a leading trend, which often help close the deal on homes.

Not only are people more attracted to homes with a rooftop deck, they can add some monetary value to your property. According to real estate experts, rooftop decks can add about $30,000 to $50,000 in value, which is around 6 to 8 percent to the home’s valued price. We also specialize in building fences.

Depending on what kind of materials are used can impressively increase the value of your property. On average, about 75 percent of the total building costs of a rooftop deck were returned. Before you start reconstruction, evaluate your roof’s current condition to see which materials will enhance your property the most. See more about Pergolas.

How Long Does The Process Take?

The time needed to build a rooftop deck varies on several factors, including the materials used, size and complexity of the area. For example, simple decks that have measurements of 1,200 square feet can take our contractors a few days to complete. While more complex projects, such as constructing on uneven surfaces or remodeling to accommodate door accessibility, this process could take up to several weeks to complete.

Not only does the deck’s current state affect how long this process will take, but so will the materials used. Some materials are much more complex than others, meaning, the type of material used directly influences how much time will be spent constructing.

The design factor also affects how long the rooftop deck construction will take. Most of our rooftop deck constructions are custom designed for our clients. Because each client is different, the number of details requested will also contribute to the amount of time spent building.

Our approach to building your rooftop deck is delicate, innovative and dynamic process by utilizing our advanced technology and equipment to produce a durable and long-lasting structure.

Frequently Asked Questions about Deck Building in Chicago

How Long Do Rooftop Decks Last?

This ultimately depends on what kind of materials are used and the home’s environmental condition. For example, if a deck is constructed in ideal conditions and wood is used, it could last up to 20 years. As for more rainy and humid areas, decks could last between 10 to 15 years.

Because decks are directly exposed to the weather, your home’s geographical location affects your deck’s life expectancy. Our contractors can evaluate your area’s weather pattern and suggest a specific material to maximize your deck’s lifespan.

How Often Does A Rooftop Deck Need To Be Maintained?

Once your rooftop deck is installed and inspected, it is important to maintain it for optimal use. Because decks are highly susceptible to weather conditions, specific protocols are required for homeowners. Depending on what materials are used, can determine how you should maintain your roof deck.

For example, certain wooden decks should have paraffin oil applied to maintain the durability of the wood. The chemicals in the paraffin oil puts necessary oils back into the wood and protects it from UV rays. It also prevents water from soaking into the wood, therefore, protecting it from rotting.

Continuing to review your deck’s condition after construction is crucial. Homeowners will need to inspect if the deck is properly handling weather conditions, weight of furniture and overall state. It is recommended to power clean your deck three to four times a year. This will ensure you deck is clean and remove accumulated debris that may have gotten through the cracks.
